How to Estimate ARV Accurately
Accurate ARV estimation is the foundation of every successful real estate investment deal. Whether you're flipping, BRRRRing, or wholesaling, your entire profit model depends on a realistic post-renovation value estimate. The most common mistake investors make is using as-is or partially renovated comps — which understates ARV — or using the most optimistic nearby sale — which overstates it.

For investor quick analysis, using price per square foot of 2-3 fully renovated, recently sold comps within a tight geographic radius gives a reliable starting point. Always apply a 5-10% conservative haircut to account for estimation error and market uncertainty before making offers.
